Resumen:
Blockchain can contribute to the modernization of transactions and their use is proposed in different markets such as real estate through tokens. This article examines the feasibility of the processes of digital representation of property interests and the efficiency of the transmissions conducted with this technology. The absence of legal effects of a new block determines, on the one hand, to analyse its correspondence with the doctrine of title and mode and, on the other hand, the assistance of notaries and registrars. The difficulties that arise from this coordination contribute to the fact that, even though those operations are legally allowed, will not be economically or strategically interesting, since these procedures will not prevent the intervention of trusted third parties, nor will reduce transaction costs and, furthermore, this new framework will add new troubles to property interests' transactions.
